A Guide to Settlement

  1. Offer & Acceptance

    A contract of sale is agreed by the seller and buyer. A settlement agent is nominated at this point.

  2. Initial Payment

    A deposit is paid by the buyer to secure the contract.

  3. Appointing a Settlement Agent

    Your settlement agent is appointed by completing an Appointment to Act form.

  4. Finance

    Finance is approved.

  5. Mortgages

    The buyer completes their mortgage documents and the seller completes the discharge of mortgage.

  6. Transfer of  Land

    Transfer of Land is signed by buyers and sellers.

  7. Conditions

    Check special conditions have been performed according to your contract.

  8. Inspection

    7 days before settlement buyers arrange a final inspection of the property.

  9. Organising Settlement

    A settlement time will be arranged between financial institutions and settlement agents.

  10. Settlement Finalised

    When settlement is completed, you will be alerted.

  11. Key Handover

    If the residence is occupied, keys can be handed over at 12 noon the day after settlement. If vacant, keys may be handed over earlier upon arrangement.
